The decision to redesign your space is exciting and can be a huge undertaking, so it is important to establish a great relationship with your designer and have realistic expectations from the start.
The first step is to have your initial consultation. This is where you will meet with a designer at our studio to discuss your project, budget and timeline, and determine if we are a good fit. There is no fee for this initial meeting. If we agree to move forward, you will receive a bid that outlines the scope of work and the flat fee for the project.
The scope of your project will determine the design fees. These fees can include space planning, meetings at our design studio or vendor showrooms to approve selections, project management, and procurement, fulfillment, and installation. Plus the design and selection of custom upholstery, case goods, wall treatments, window treatments, accessories, art, lighting, rugs, paint, cabinets, countertops, flooring & hardware selections.

Understanding your story and finding inspiration that will be true to who you are. Reflecting that in functional design that you can connect with.
Space planning, selecting furniture, fabrics, paint, wallpaper, etc. while always ensuring you are engaged in and excited about the design direction.
Presenting designs/ conceptual mood boards that detail the layout of each space with the curated fabrics and furnishings that complete the look.
Placing all orders as soon as furniture and materials are approved and communicating if there are any challenges. Tracking and expediting as needed to ensure on-time arrivals.
Installing everything to transform your space into the home of your dreams. Adding additional accessories and finishing touches as needed.

Renovation has become a huge part of our design world. When Hurricane Harvey hit in 2017, designers and builders came together helping the community build back what was lost. Through the process, we fell in love with bringing the homes and families back to life from the destruction that was left behind.
While we hope that all renovations are not due to natural disasters, we do thrive on the creative possibilities that each home has and the stories to still be told.
Having a designer manage the renovation ensures that the spaces that we design are built out as intended. Renovations are unpredictable and you never know what you will find behind the walls. When issues arise, we will be there with a solution. Our goal is to ultimately create a space that our clients will be proud of and happily enjoy for years to come.
With our experience in design and architecture, renovating homes and managing the challenges of construction projects has become an integral part of our job. We have been very fortunate enough to build a team of quality contractors whom we know and trust.
Our projects include kitchen and bath remodels, room additions, and complete renovations. We like to manage the entire process, from demo to completion, to ensure continuity between design, construction and the final space.
Meeting on-site is important to help brainstorm and visualize. In this initial step, we’ll discuss your vision, budget, and time frame, and present some ideas of how we can best transform the space. If your project requires moving walls or completely renovating an area, I will request that our structural engineer come back for a second meeting to consider any structural limitations before we begin the drawing and red-lining process.
Bird’s-eye CAD drawings and renderings are created and revised until the layout fits your unique goals. Then elevation CAD drawings are created of any cabinets, built-ins or other custom creations for approval.
Once all drawings are finalized, materials are selected. Materials may include plumbing fixtures, lighting, counter tops, tile, flooring, hardware, paint as well as many other custom materials. Through discussions and meetings, materials are finalized.
All contractors walk the project with approved drawings and materials. As a team, the contractors take measurements for materials and discuss any concerns each trade has as it pertains to the renovation. If any issues arise, all trades work together to create a solution so the project can move forward as planned.
You’ll receive a thorough bid that details the scope of work, materials and approximate time frame to complete your project. The project is officially launched upon finalizing the contract.
Once the contract is executed and the down payment is received, the team of contractors meet to create a loose calendar to schedule the project. Simultaneously, all materials are ordered and the client is notified if any materials are back-ordered or otherwise unavailable. We work with you to re-select as needed. Permits are acquired, dumpsters delivered, spaces are prepped and demo begins.
Your project manager will keep a close eye on the construction process to ensure the plans are being followed as closely as possible. You can expect communication and progress reports on a regular basis.
Once the project is complete we walk through for a final review with you to ensure you are completely satisfied with our work and ready to start living comfortably in your new space.
Hiring the right builder is critical, and there are many quality custom home builders in the Greater Houston area that build a beautiful home. However, as you probably know, the construction process comes with its own set of challenges that can be quite stressful, even when you have the right builder.
Our team of talented designers can guide you through the hundreds of decisions you need to make as your custom home is being built and will take the stress out of the whole process. We pride ourselves in our product knowledge on all the items that go into not only the homes aesthetic but also items that will help the homeowner build an energy efficient, long term cost effective home.
We will create a Design Specification Packet that details all material selections, layouts and installation details for each space in your custom home. We also will provide you and you builder with an APP so that you can reference your selections and tile diagrams at any time throughout the process. We will communicate with your builder to discuss the selections and we will attend the important walk-through meetings during the building process including HVAC, electrical, plumbing, tile and final.

We charge a flat fee for new construction specification based on square footage of TOTAL LIVING SPACE.
Hourly fees may also apply depending on the scope of the project.
